"An abiding quality of respect defines our approach to this significant project: a home that reflects the values of both its residents and neighbours."
Rob Mills
Nestled within a tightly held cul-de-sac of Point Piper, this residence exemplifies RMA's expertise in urban settings and the inspiring possibilities of even the most compact sites by drawing together the combined expertise and commitment of the entire team.
Every inch of the land has been maximised, yet the home feels spacious and open to sea breezes. The ground floor includes a two-car garage, sauna, and gym, with an RMA signature spiral stair leading to first-floor bedrooms that capture water views. The floor above features north-facing views, while the top floor accommodates a kitchen, living area, separate lounge, and outdoor living, including a pool, all providing ample spaces for family gatherings.
The landscape is thoughtfully integrated around the building envelope at every opportunity, enfolding the residence in nature and offering a green buffer from the neighbouring properties.
The RMA team communicated closely with neighbours throughout the project, refining designs in response to their feedback with our handpicked consultant team. This respectful, collaborative approach led to full local support and achieving a DA within only four months. This is a significant achievement and a testament to the positive relationships we have fostered with the council, consultants and neighbours. Our approach allows us to deliver projects such as these to the time, cost and quality aspirations of our clients. In this case, there was a single objection from a neighboring property. Respecting their concerns, we submitted a detailed response to council. After considering all perspectives, the council approved the design as proposed. The only alteration request from the council regarded changing a plant species in the landscape design. As always, we listened, we took action, and we moved the project forward.
Point Piper Residence is poised to become one of RMA’s most significant harbourside projects—a home of efficient design, sustainable architecture, quiet refinement, and contemporary family living in one of Sydney’s most prestigious locations.
“This project maximises the potential of a challenging site, pushes boundaries and delivers an exceptional outcome. Despite being on the smallest parcel of land in Point Piper, we successfully designed a spacious home with an outstanding view of Rose Bay from the upper level. Another key highlight was our proactive approach to community engagement. We maintained honest and open communication with surrounding neighbours, actively listening to their feedback and addressing their concerns, which helped to maintain a positive relationship throughout the DA process.”
